
Since the purchase of our antique farm property in 2021, we have been pouring through floor plans and narrowing down options as we plan for our new build. Initially, we *thought* we knew exactly what we wanted, but quickly realized there were a lot more considerations in this planning process. Coupled with the turn in the economy right after our land purchase, we had plenty of time to really make sure we plan for exactly what we want while we waited to build. Here are our wishlist items by room…
Foyer
-a separate space off the front and garage door
-front foyer can have staircase (or staircase nearby)
-front foyer doesn’t have to be large…big enough for a bench or table
-back foyer need a large drop zone with storage
-brick floor in back foyer
Kitchen
-simple cottage kitchen aesthetic
-creamy white inset cabinets
-tongue and groove backsplash
-corbels
-built in hutch
-large pantry
-wood island
-large window over the sink
-ceiling beams
Family Room
-fireplace flanked by bookcases
-french doors to the backyard
-ceiling beams
-frame tv above fireplace
Master Bedroom
-vault ideal
-connection to backyard or sunroom via french doors
-large master closet accessed from the bathroom
-soaking tub separate from shower
-toilet behind a door
Secondary Bedrooms
-upstairs
-walk-in closets
-built-in bookcases (Emma Claire is a reader)
-Window seats
Misc
-we want to build a “new old home”
-add as much charm as possible to a new build
-ideally, we want the house to face the pond, but there are other possible build sites on the property…depends on the survey
-white cottage country home with black shutters and brick porch
-staircase a feature in the home (not hidden), ideally in or near the foyer
-staircase shapes we like: L-shape, L-shape with switchback (here’s an example), U-shape
-wood windows with grilles
-pocket office
